Residential conversion into commercial dental practice, with a planning heritage overlay.
I worked with Dr Patel and the Siana Dental team to covert an existing residential home into a fully functional commercial dental practice. This project was an incredible creative challenge that encompassed everything from drawings, documentation, signage design, landscaping design, interior design, approvals for Town Planning and Building Permit and supporting the builder during the construction.
Siana Dental is an established dental practice, specialising in sleep dentistry to assist anxious patients. While it was originally located in a vibrant retail shopping strip, the decision was made to relocate the practice to an existing residential house. This premises was purchased because of its prime location and the potential for each surgery to be filled with natural light, thereby transforming them into calming and comforting spaces for patients.
Given this was my first dental premises design, my innate curiosity was out in full force! I worked very closely with Dr Patel and his staff to clarify how they wanted the space to look, feel and function. From there, I was able to make adjustments to the design, update the town planning application, select materials and colours and tender for builders. Throughout this process, I was able to maintain constant contact with Max and the team, coordinating amendments as needed and ensuring that we met budget and time constraints.
The project demanded a creative design approach to achieve the level of functionality Siana Dental required, as there was limited available space and very specific non-negotiables required for each section of the premises. The surgery also required car-parking, full disability access and compliance to all requirements triggered by a Heritage overlay.
I redesigned the existing internal spaces to facilitate three dental surgeries (each with plentiful natural light), a welcoming reception and waiting room seating 8 patients, a private consulting room, staff room, sterilising room, storage and space for OPG. Part of the existing house was demolished to allow for the new patient on-site carpark.
The result? A modern, warm and welcoming dental practice that met all functional requirements and put patients at ease from the moment they walked through the door.
